Hi,
I'm a Singaporean married to a non-Singaporean citizen. We currently living oversea and own a home in the U.S. We wanted to purchase a property in Singapore as our second home. We understand that a resale HDB flat is not an option for us as we have no intention of selling our home in the U.S. Our monthly income is less than 16K per month. We planned to rent out the place in Singapore after purchasing it as we will stay there for a few months each year. Are we eligible to buy brand new HDB/EC or just re-sell EC and condo? Thank you!

Dear Singaporean,
Yes, you are well informed! If you choose to keep your overseas home, you are not allowed to buy a HDB flat. My question would be, are you relocating to Singapore? If so, with the sky high prices for HDB right now, I think, it might be good to buy an old private condo either for own stay or investment as HDB comes with all kinds of restrictions.

Hi,

Brand new HDB and brand new EC is out of the picture since it requires you to sell away the overseas property, which is not preferred.

You should focus on resale EC of 5 years and above or private property like condo. No issues to keep the overseas property for that.

Hi,

I regret to inform you that you're not eligible to apply for a brand new BTO or EC. This is because you currently own a private property. You will have to dispose all private properties and wait out a period of 30 months before being eligible to apply for a BTO or EC, assuming you meet all other eligibility conditions too.

If you do not wish to sell off your overseas property, the only option you can go for would be private condo (or landed under your sole name). This is recommended too, as your intentions is to rent it out after the purchase. By purchasing a HDB or brand new EC, you will have to fulfill a 5-year MOP before being able to rent out the whole unit.

Do take note that you are not liable for ABSD if this is your first matrimonial home purchase in Singapore. If your spouse is a US Citizen, you could even purchase 2 properties without having to pay any ABSD.
