Hi, yes you can purchase a resale EC irregardless of the number of years of your PR status. The 3 years PR status ruling only applies to buying of HDB and not resale EC.     Hi, Thanks for prompt reply. Im looking for resale EC at east sides. Besides of The Premiere@Tampines, any other EC is reaching 5 yrs of MOP. And, How many percent i need to prepare for down payment plus stamp duty? As we are first time buyer, need to figure out the budget. Thanks.
Hi Sir, yes you may purchase EC that has obtained MOP. We call these types of EC resale EC. The new PR rulings does not affect such ECs as rules governing it works just about the same as private properties. Do take note that as PR buyers for 1st property you have to pay 5% ABSD on top of the normal buyer stamp duty. Do engage an agent to work through financial calculations with you first before your purchase since agency fees are not required for such purchases. There's a number of good resale ECs in the market. For SPR, ABSD is applicable for your first home purchase. You maybe eligible to loan up to 80% for the first purchase of which 5% minimum will be the cash outlay while balance 15% can be paid using CPF/cash. Good evening, Premiere @ Tampines is a resale DBSS thus it still considered as HDB. Unless both of you are SPRs for 3 years respectively, if not you won't be eligible to purchase. If you are looking at resale ECs in the East, you can focus in Whitewater and Esparis. Both of them are around 8 to 9 years old. There are quite a number of high floor units in Whitewater which I will be gladly assist you with the viewing arrangement. As for the financing wise, I can ask my banker to advise you on your in principle approval so you can gauge how much you can loan (80%). If provided you can obtain 80% bank loan, downpayment will be 20% (5% cash and 15% CPF or cash if shortfall. Other outlay will be estimated 3% buyer's stamp duty, $3k legal fee, valuation fee, stamp duty for mortgage etc. Do take note that you will be subject to additional buyer's stamp duty of 5% if both of you are SPR. 15% ABSD if you are purchasing it with a foreigner wife (higher of 5% or 15% (as a foreigner)).
