Hi, I'm a SC and co-own a private property with family but intend to buy a resale flat with my PR spouse to settle down.

Do I have to pay 7% ABSD? If yes, can I pay ABSD & BSD using CPF or I have to fork out cash? Pls advise. Thank you.

Hi Ms Ng,

The issue here will be that you will be required to sell off your private property within 6 months from taking possession of your resale HDB. Otherwise, you may consider selling or transferring your share in the private property to your family members. Thereafter, you will not be subjected to ABSD.

Morning Ms. Ng,

To start with, you are required to remove your ownership on the private property within 6 month from key collection of the HDB unit. And if you opt to have the ownership transfer done prior getting your HDB unit, you will not be liable for ABSD since this will be your matrimonial unit.

Hi Ms Ng,

You have to dispose off your interest in your private property within 6 months from resale flat completion date. BSD and 7% ABSD must be paid in cash first then reimburse back if there is any excess after CPF downpayment portion. ABSD will reimbursed back after disposal of private property.

Or to make things easier, you can choose to dispose off interest in private property before resale HDB flat purchase.
No ABSD will be incurred.
