Hi,

I'm a divorcee living with 2 children and taking care of my mom. I am currently holding a private property in CCK but would like to sell it and downgrade to either an EC or DBSS (or BTO like Pinnacles alike) as I would prefer to stay nearer to town area. Could you please advise if I am eligible to waive the 30mths wait after I sell the condo? Would it help if I buy the EC/DBSS together with my mom? Thanks.

Hi,

As long as your name is intended to be in your next purchase of new EC or new BTO, the 30-month wait out period will apply. Hence you can only apply for Resale HDB or DBSS or EC. You may write in to HDB to appeal first to get approval but chances may be slim. I do have a buyer looking at a private property in CCK, may I have more details? Thanks and hope to assist further.

Hi,

The 30 months wait will definitely apply and though you can appeal, chances are quite slim. You will probably have to look at resale HDB or resale condo/EC.

In current market situation, you can find good value resale HDB and condo in the market. The first step I would say is to work out the financial cashflow and also work out the timeline. You would want a smooth transition from selling of your current place, to buying and moving in to your new place, making sure you just have to move once.

Hi there, HDB are quite firm on the 30 months condition more often than not as I have had a few buyers facing the same issue. The other issue you would have to take note would be that ECs are usually build in sub urban area. I'm afraid you would have to wait for 30 months before you are eligible to purchase EC. However, if your mother does have the financial capability and is SC, you can use her name to purchase one. Alternatively, you can look for resale unit.

Hi, the HDB is very strict on the 30 months wait and if you really have to downgrade and to sell away the current condo unit, I'm afraid the only purchasing option will be the resale EC or resale DBSS.

You would have to observe the 30 months wait period, unless, your next purchase is bought under your mum's name, considering the fact she has the financial ability to expedite. Perhaps you can share more requirements from your end so that I could devise strategic solutions and most importantly, chart the financial cash computations to illustrate the selling price ( generation of sales proceeds) and amalgamation of purchase price to ensure no liquidity liabilities and yet, profit maximization.
