If your pay is below 5k, you may consider taking HDB loan and the amount of cash required is minimal (less $10k) if you have sufficient in your CPF account. if your pay is above 5k, then the minimal amount of cash you will be looking at is above 20k. Assuming that you are earning nothing more than $5k, you will be eligible to purchase under single scheme which provides grant of $15k. As to how much cash you will need, this would depends on how much CPF OA you have and how much loan HDB can provide you with.
