Hi, I'm a 2nd timer, my wife gotten her SC 10 years ago, have not utilised her first timer yet.

Current HDB is built in 2000, i'm sole owner with my wife and son as occupant. i have a renewed bank loan for 5years locked starting Aug 2020.

I'm the sole brad winner at home. Seeking for Options to safely upgrade to EC/BTO/Condo with low risk. As i'm now 43 yrs old, getting another loan for another unit is higher risk as i believe maximum loan tenure i can fetch is maybe 20-25, considering my current locked loan for another 5yr, i might have left possible 15-20yr loan tenure after 5yrs.

Else i'm open to other choices to still have a HDB + having an investment commercial property for retirement.

It will not make too much sense to just consider commercial properties for investment just because of your home loan that is locked in for the next 5 years. With existing pandemic ongoing, we all know that commercial businesses are the worst hit, and many commercial and industrial property owners are indirectly hit as well, with businesses closing down.

I always believe in seeking out the different options, for example, check if the bank is willing to waive off the penalty for discharging the loan prematurely due to property sale and etc. For some cases I am aware that banks do waive off the penalty for discharging the home loan prematurely, on the condition that they take up their next home loan with the bank for the upcoming purchase, therefore I will encourage you to speak to the banker on this subject matter first and also work out on the financial planning on the affordability and loan eligibility before we look at what are the options available for your intended upgrade.
