Hi. I'm 32 yo single Singaporean. I have a 3rm HDB registered under my name together with my dad. I have 100K in CPF and 20K cash. I would like to know if I'm intending to purchase a condo now what is the max purchase price that I can look at? And what other fees (ABSD and etc.) I will be looking at? Thanks.

Good morning buyer,

Do take note that you will be subject to 7% ABSD for your second residential property purchase as a Singaporean in Singapore.

If your housing loan is fully paid up and you are able to obtain a 80% housing loan for this purchase, you will be looking around 30% of purchase price for your initial outlay.

And if you have utilized CPF OA funds in your current HDB, you need to set aside a minimum sum of $77.5k in your CPF OA + SA before you can use the excess for the purchase.

1) 5% cash downpayment
2) 15% CPF/ cash downpayment
3) estimated 3% buyer's stamp duty
4) 7% ABSD as SC
5) misc fees like valuation fee, legal fees, stamp for mortgage etc

With $120k, you will be looking at $400k property which as of now, there's any such private property in the market.

If you have fulfilled the MOP, you will be eligible to purchase private property. As for the max purchase price, it will be dependent on your income and credit status.
