Hi,

$600k price range is reasonable as down payment and stamp duties is approximately 28% of the purchase price. Working backwards will arrive around 600k. Loan you should be able to attain around max 610k.

Would you like to consider a condo at geylang area? I happen to have an 1BR freehold unit listed at centra loft.

Hi,

1) You can get a loan of around $615k based on your salary. If cash + CPF is sufficient, you are able to buy with a budget of $820k.
2) But consider your funds on hand. You take your cash + CPF / 28%, you can only get around $607k.
3) This is to calculate the budget you should estimate based on your funds on hand. A down payment of 25%, and 3% for buyer stamp duty.
4) Therefore it is advisable to plan your budget around $600k.

You may be able to take up a loan of around $615k. However as the loan to value allowed for private property is only 75% , you needs to come out 5% cash on the value of the private property while another 20% needs to be paid using CPF or cash. Including stamp duty which is about 3% on the value of the property, a safe figure you can afford is around $660k range.
