1) Since both of you are not married at the moment, you are eligible under the Fiance/Fiancee scheme.
2) Your fiancee is still studying full time, you should apply for a deferred income assessment. This allowed you to carried out your income assessment approximately 3 mths before flat completion for an uncompleted flat (BTO/SBF).

3) You can also make use of the Staggered Downpayment Scheme and pay the required downpayment in 2 installments. 50% of the downpayment is payable when signing the Agreement for Lease, which is around 4 mths after flat booking. This should lessen your load in the purchase process.
