Hi Mr Low, as a seller you do not have to do it yourself. It will be the buyer who would be contacting the valuer to access the value of your unit. And the cost of it would be about $200 and the buyer would have to pay for it. Pls feel free to let me know if you need any assistance.

Hi Mr Low,

1. The valuation is only done once the seller and the buyer agreed on a purchase price and the buyer has put an option fee of usually $1,000 on the unit.

2. For a start, you should use the recently transacted price and the SRX x value to determine the asking price for your unit. The interior renovation and the state of the unit also plays a part on the asking price. Nicely done up unit usually can fetch a premium.

Nowadays valuation will be done by buyers when they agree on the purchase price with sellers.

If you want to have a better idea what will be your potential valuation or sale price for your unit, you can check out the past transactions in your area for the last 3 months if not you can consider engaging a real estate salesperson to advise you further on this.
