It depends on how much loan you are eligible for mortgage financing, and that depends on your age, income, credit profile and any other current debt obligations you have at the moment. Good evening buyer,

If you want to have good rental yield, probably you can look into resale HDB but you have to take note that you have to fulfill the minimum occupation period first before you can rent out the whole unit. Only can rent out rooms at the time being.

If you are not keen in the resale HDB purchase option, you can look into private condo/ apartment.

Go for resale units with tenancy for immediate investment returns but go for new launch if you are looking at potential capital appreciation.

Maybe do let my banker to advise you on your in principle approval first so you can gauge how much bank loan can you obtain. Btw how much cash do you have on hand as well? You will need it for the downpayment.

Hi,

Based on initial assessment, by applying the total debt servicing ratio (TDSR), based on your salary of $7k and a loan tenure of 25 years, you can probably afford up close to a $1 mil property.

As we do not have complete details, basing on your CPF amount available, anything below 800k will be comfortable. Assuming you take a 80% loan, the remaining sums will work out as below:

5% cash - $40k
15% CPF OA - $120K
Approx. 3% Buyers' Stamp Duty - 18.6k (payable CPF OA)
Legal Fees - Approx. 3k (payable by CPF OA)
