Hi Ray,

I have assisted clients to transit successfully before and I can share with you the considerations and hopefully be able to address your concerns.

1) Once you secure a buyer, the typical handover is usually within 12 weeks. If you need to stay on for a longer period then we will need to negotiate with the buyer.

2) Likewise, once you secure a unit, the typical handover will also take 12 weeks. However, in some circumstances, we can request for keys early for move in or for renovation.

It will be good to plan the sale and purchase timeline concurrently so that you can avoid paying Additional Buyer Stamp Duty, minimise your cash outlay for the purchase and eliminate the need for an interim place to stay.

As yours is an EC, you will be required to fulfill the 5-year MOP before you can sell or purchase another residential property.

However, if there is a genuine need for you to shift house, you may wish to write in to appeal for a waiver.

May I know if the terrace house you're targeting a new launch or a resale? If it's a new launch, you may wish to check if the Developer is willing to wait for you. If it's a resale, we can see if we can reach an agreement with the Sellers given your current situation.
