I would like to seek your advice on my housing situation.
I’m 35 years old, currently single, working as a public servant earning about $6,000 per month. I’ve just received my HFE letter. I’m eligible for a $40,000 HDB grant and about $373,200 HDB loan.
I’m planning to marry my Thai partner soon, but she is not a PR yet.
Given my situation, I’m considering a few options and would appreciate your professional advice:
Should I proceed to purchase a resale flat now as a single? If yes , where are the areas i should focus on.
Would it be wiser to rent first while waiting for my partner to obtain PR?
Is it feasible to buy a resale now and then apply for a BTO later after marriage (after MOP)?
I’m looking for a practical and financially prudent approach, especially with long-term plans in mind.

Hi

Based on info shared, I think you can consider to get a 3-room resale first. Rental is not that encouraged since it eats into your savings for the purchase downpayment, and there is no guarantee that prices will drop further by the time you are ready to buy, and also by the time she gets the SPR, which itself is also not certain.

If possible, you can try to do without the grants so to retain your first timer status while serving the MOP. When MOP of 5 years is reached, hopefully her PR is ready by then, then apply the new BTO together as a first-timer which increases your chances much further.

Your situation can be effectively addressed with solid estate planning. Since your main goal is to purchase a BTO with your current partner once she obtains her SPR status, I recommend we focus on improving your liquidity.

Considering it may take some time for her to achieve SPR status, and since there isn't a significant financial difference between purchasing under the Single Scheme or the Non-Citizen Family Scheme, it would be wise to move forward with the purchase as soon as possible. With a $372k loan and your current CPF OA, you should be able to secure a resale HDB 3-room flat. When the time is right, you can apply for the BTO and sell your current unit to facilitate the upgrade.

The key is how waiting may affect your purchase. Are you confident of the PR application to be successful anytime soon? The reason of the wait could be due to the contributing income for the loan in order to be eligible for bigger or better location units as compared to single income now. Nevertheless, waiting out could also mean that price can increase by then and when you have nothing to hedge against the increase, it means you will be paying more.

What's going to happen after you get married and your partner has not gotten her PR? Will you be renting or living with parents? These are some of the considerations that can potentially help you make the decision on whether to buy now or later. Read More

Important point about your partner

If she’s not PR yet:
• You cannot buy BTO together now
• You can only buy resale under Non-Citizen Spouse Scheme after marriage
• BTO only possible when she becomes PR

So the PR timeline matters a lot.



Practical and financially prudent approach

If:
• You plan to marry soon
• PR application will take time
• You want housing stability

Buying resale now is reasonable.

Just don’t overstretch. Buy something:
• Liquid
• Near MRT
• Good demand profile
• Within comfortable monthly instalment

At $6k income, keep your instalment below 30–35% of income for breathing room.

Hi,

1) I would suggest to start your family as soon as possible than wait.
2) My observation on the period of a successful PR application takes at least 2 years or longer if the applicant is not a Malaysian.
3) The HDB price although has been more stable now comparing to the last 2 years, it is still inching up.
4) An employed salary is not fast enough to chase after the raise.
5) You will have to pay much more than current to buy your home in future.
6) The ideal location would be proximity to your parents' place to have an additional $10k PHG.
7) The next would be proximity to your working place.
8) If both the above location is way beyond your budget would be somewhere proximity to a MRT station.
9) You may apply for a BTO later after completion of the MOP with your spouse, which will not be limited to only a 2-room flat once she receive her PR.
