Hi, I would like to seek some advice based on the following:

- Married with 2 kids / Singaporean
- Combined current monthly income 10k
- Currently in 5 room flat bought from HDB 12 yrs ago (Balance payment abt 100k)
- CPF balance 120k (combined)
- Cash abt 70k

Questions
- we are looking for a bigger flat (with at least 4 bedrooms or 3 bedrooms and 1 study room) but unsure if we should buy a new HDB,resale HDB, an EC or a private property
- Prefer new house
- What are our options and how best to capitalize on our current situation?

Dear upgrader,

I believe you should be able to make a more informed decision once the finances considerations have been done, as the price discrepancies for resale HDB to private condo is quite huge, speaking to a banker to understand the monthly commitments will be beneficial to you as I believe you do not want to overstretch your budget. Let me know if you need to speak to any bankers and we can take it on from there.

Based on the info you have shared, you may wish to consider new ECs on the market whereby you have an upgrade in quality of lifestyle yet prices are still relatively attractive vs private condos. Potential capital appreciation of ECs is also another factor worth taking note of.

Good afternoon buyer,

I looked at your options, I think you need to sell off your current HDB in order to upgrade.

Do take note that if you opt for BTO or EC, you will be subject to resale levy of $45k and you need to sell off your current HDB.

If you decide to hold on to current HDB and purchase a private property, your finances are not enough. As you have outstanding loan, you can only obtain up to 50% bank loan and if you have utilised CPF OA funds in current HDB, both of you have to set aside a minimum sum of $77.5k in CPF OA + SA before you can use the excess in the private purchase. As your funds are not enough to do so you have to sell off current HDB to fund this purchase.

Maybe you can share with me more like your needs/ wants/ concerns so I will be in a better position to advise and assist you further.
