Dear landlord,
Knowing the build in area is great, but if you have any alterations to the bedroom configurations, it could affect the premium of rental you can achieve. It is helpful to know how many bedrooms does the apartment have.
Also, as Kevin has pointed out, the current asking rental by other landlords is in the range of $4k onwards but the recent transactions recorded by SRX indicates that tenants are willing to pay around $3500 at most for such a unit.
