Good afternoon investor,

Do take note that you have to eligible to purchase a resale HDB and you have to fulfill minimum occupation period of 5 years before you can rent out the whole HDB.

Usually you can look at capital appreciation and rental yield in an investment perspective.

HDBs will definitely have better rental yield than condos because of its lower entry price but condos will ultimately outwin in terms of capital appreciation.

For instance, 10% increase in price.
1) HDB - $50k for $500k HDB
2) condo - $100k for $1m condo.

District 15 is a mature location where price range is huge. From properties transacting at $1m range all the way to over $3m for similar sized 3 bedrooms units, the rental returns also differs greatly. From fringe of D15 area like Telok Kurau, to the very mature projects over at Laguna Park, each has its own benefits to offer.

It is not easy to nail down a particular project which has high rental yield to be honest especially if we are talking about resale projects, where price is subjected to negotiation with the vendors.

The new projects are not cheap too, with left over units in a few projects which could be worthwhile for considerings if they are near TOP. Perhaps if I may check, how much do you intend to spend on this purchase such that I can perhaps propose suitable projects for you?

Dear Sirs, my answer to begin with, will be what is my expectation of a good rental yield if I were to invest. My take is to invest with a mindset of a long term capital gain, with right time to come in to buy and with what you have in hand to buy. Secondly HDB is a home for stay and not investment as you cannot rent it out for the first 5 years. HDB is a priceless home and is subject to buyer's eligibility to buy. Hi there!

Since you're buying for investment, have you considered commercial property? There is no ABSD payable and you have the choice of many affordable properties with good rental yields.

I have Medical Suites and Retail Spaces for sale in an upcoming mall in District 15 and will be a short walk away from the Marine Parade Mrt. It is a freehold commercial project and with such high traffic volume and the upcoming Mrt, rentals and selling price will most certainly increase.
