Hi, I would like to buy a new hdb flat so my son can live there while serving his national service. My husband and I are living overseas. What would be the criteria? What about sales of balance hdb

Hi Nelyshia,

Are you Singapore Citizen household? Do take note that you must not be owners of any residential properties in Singapore and overseas to be eligible to purchase a HDB directly from HDB, whether through BTO or SBF. In addition, you will be required to dispose your existing residential property within a 6 months period after taking possession of your purchase of resale HDB flat.

If you are non Singapore Citizens, both you and your husband must be at least Singapore Permanent Residents for 3 years before you are eligible to purchase any HDB flats, otherwise your only options will lie in the private residential property, which is also buoyant and has better potential growth and rental demand currently.

Hi Mccomb,

1) If you plan to buy a new HDB flat, you will have to plan very early ahead.
2) It will take an average of 2~3yrs to be successful in the balloting, if you are not that lucky, you might need to wait up to 4 yrs before receiving a successful balloting number and successfully selecting a flat.
My neighbor's son had tried for 4 yrs now and still waiting for the next balloting.
3) The BTO will take 5~6 to be ready for key collection. Therefore the fastest is 2+5 = 7 yrs or later is 4+6 = 10 yrs.
4) It is advisable for you to start your application when your son reached 10 yrs old or earlier to avoid disappointment.
5) To be eligible to apply for a BTO/SBF, both of you must not own any private residential property overseas and in Singapore.
6) You will have to wait for 30 months after disposing of your interest in a private residential property before eligible to apply for a BTO/SBF.
7) Purchasing SBF will take a shorter time but this is unable to forecast. The eligible condition is the same as applying for a BTO.
8) If you are purchasing a resale HDB flat then it is easier to control the timing. You can dispose of your interest in a private residential property within 6 months after the key collection of the purchased resale HDB flat.
