Hi I want to buy a resale 4-room flat. As I know if I get the bank loan, I need to prepared 5% of the house price in cash & 15% of house price in CPF. And I need to pay the property agent 1% of house price as the commission. May I know beside the above, any others charges need to pay in cash? lawyer fee ? stamp fee? coz I need to calculate my budget to choose the flat. Tks

Hi Ms Sky,

Yes there are some other small items to pay which you may take note of. 1) valuation report which is to be paid by buyer and that is around $200. 2) legal fee. Pls feel free to let me know if you need any assistance.

Hi,

For resale flat on bank loan, breakdown as follows:
Cash 5%
Cpf 15%
Bank loan max 80%
Stamp duties approx 3% (can use cpf)
Agent fees 1%+GST (cash, upon completion)
Conveyancing fees 3K max (can use cpf, amount depends on who you appoint)
Hdb admin fees max 500 (cash)

The standard stamp fee of 3%, legal fee of around $3k, misc expense like HDB admin fee, valuation report, property tax refund, etc, of around $1k will be required.

Other than 5% cash, 15% CPF/ cash downpayment and real estate salesperson's commission (1% of purchase price), you need to take note on these:

1) $200 valuation fee
2) $80 resale submission fee
3) up to $3k legal fee
4) estimated 3% buyer's stamp duty etc
