Hi,

$750k will be a more ideal range. The breakdown illustration as follows:

5% cash 37.5k
20% cpf OA 150k
8% approx ABSD+BSD+ legal fees 57.1k (can use CPF OA if sufficient)
75% max loan 562.5k

Mainly due to the down payment and stamp duties requirements, and constrained by the cash and CPF OA available (240k) as mentioned.

Getting a 562.5k loan should not be an issue if you do not have other loan installments and can take a 20 year loan subject to bank loan approval.

Hi,

1) I'm using the assumption of 40 yrs old with a salary of $8k to do a preliminary TDSR assessment.
2) You can get a loan of $870k with the assumption of (1).
3) The breakdown of the cost of $890k would be as follow:
(a) Down payment:
5% cash = $44.5k
20% CPF and/or cash = $178k

(b) Loan:
75% = $667.5k

(c) Stamp duty:
Buyer stamp duty ~3% = $21.3k
ABSD 5% = $44.5k
Mortgage Stamp duty = $500

(d) Legal fees = $2.5k

4) The total cost to purchase an $890k is $291.3k. With your current budget, you are still short of $51.3k.
5) I would suggest you consider adjusting your budget to a lower price condo around $740k~$760k.
