Hi, I’m SPR from Malaysia, 34 years old, married, my wife and son are holding Long Term Pass. My gross per month is $3500 and I got $80,000 in my CPF. May I know what type of apartment I can purchase, what is the price and what are the procedures? I’m a first time buyer and hoping to purchase a property for my family very soon. Thank you so much.

Hi,

You are only eligible for condo, as both PRs need to fulfil 3 year SPR Status and be a married SPR-SPR household before they can apply resale hdb. Since your wife is not a PR, you can only apply for condo. Thanks and hope to understand your requirements and discuss further.

Good day to you and Thank you for your query,

Based on your current immigration status, you may qualify for private property or resale Executive Condominium (EC).

If your wife or son able to convert to SPR, your household may apply for resale HDB after 3 years as SPR.

Based on your income and assuming you do not have any debt, you may qualify for home loan of up to $467,659 or property price of around $584,000. Total cash and CPF required will be around $161,000 including the first 20% of property price, BSD (3%-$5400), 5% ABSD and legal fee. Higher property prices, will require more cash top up and vice versa.

You may like to know that agent’s commission is free for private home buyers. Hence, the first step is to find one you are most comfortable with and get Home Loan In Principle Approval (IPA) from bankers that have been tried & tested and recommended by your agent to ensure a smooth buying process.

Once you’ve have determined your Home Loan IPA, your agent will be able to shortlist units based on your preference and guide you through the rest of the buying process.
