I can understand the concern of the decaying lease, thus the value of the property maybe affect over time. Since you have such a concern, then why are you interested in this property here? Is it purely about dollars and cents when you purchase a property?
I have just sold a landed property with balance 10 years 9 months lease, and this is the 3rd property sold in this estate, all with similar lease balance. If you are purchasing this property for own stay, the intangible benefits should also be factored in. If you are looking out for sure make money type of property, then perhaps you can go into those properties that is a no brainer, those which just obtained MOP or even applying for BTO.
