No, she doesnt have to sell first, she can sell within 6mths upon purchasing a new unit.. But please do bear in mind, if she needs the funds from the current unit, then yes, she will need to sell first / concurrently before buying a new unit. Hope this answers your doubts.. Hi

If you have sufficient funds to complete the purchase, meaning cash + CPF OA + loan can cover the full purchase price and stamp duties, yes you can complete the buying first before doing the selling. You have to sell your existing flat within 6 months of key collection to next flat. This gives you sufficient time to do the renovation and handover at comfortable timeline, but it will be at the expense of 2 ongoing home loan installments as well as higher property tax for your mum.

If you need funds from the sale proceeds before you can complete the purchase, you have to do the sale completion first before doing the purchase completion. It will be go to run through both options in detail to see if which works better for you.

1) Your mother may hold on to her flat before buying the next.
2) This is provided she has sufficient funds for the purchase.
3) The HDB policy is that her flat must be sold within 6 months from the completion of the purchase.
4) You may apply an HFE with yur mum to decide what is the next move.
5) A lot of people are buying and selling at the same time while request for a 3-months extension stay after the completion.
