I own a 5 room resale flat in blk 469 segar, bukit panjang. I am thinking to sell it and buy a 4rm or 5 rm in jurong west. What is the current valuation for high flr blk 469 at segar? And what much is the seller duty stamp?

Secondly can I assume the buyer duty stamp does not apply to me since I do not have additional property.

Lastly am I allowed to keep all the money after I offset the remaining loan for my segar flat?

Morning Andy,

The current estimate valuation for your unit is around $450k to $465k. Seller are not required to pay any stamp duty but legal fees still apply as you are selling. However, if you are also buying, then you will incurred standard stamp duty. ABSD of 5% is appliable if you are PR buyers. As for the financing aspect, if you have sufficient CPF and able to get enough loan for your upcoming purchase, you are eligible to keep your earnings from your sales. This is provided that you are not taking your second HDB loan for the upcoming purchase.

Dear Andy,

Valuation is estimated to be around $450k upwards unless your unit is in dilapidated conditions. You will only be able to sell your unit in the resale market after meeting your Minimum Occupation Period therefore Seller's Stamp Duty is not applicable in usual resale transactions unless there are special conditions attached to the sale. We will need to work out the financial details for you to compute your sales proceeds and work out the intended purchase to know how much cash are you able to keep.
