Hi,

Firstly both of you must each held SPR status for at least 3 years before you can purchase. If so, you are eligible. Typical breakdown for PR 1st property purchase as follows:

Cash 5%
Cpf 15%
Max Bank loan 80%
Stamp duties and legal fees Approx 8%
Agent commission 1%+GST

Hence you are looking at around 110k (cash+cpf) for a 380k hdb purchase. May I understand your plans further so to make better recommendations? Thanks and look forward to value-add to your housing plans.

Evening,

Firstly, both of you need to be holding onto SPR for more than 3 years. Then we would need to know how much loan you are eligible for. Should you be eligible for 80% loan, you will need 5% cash and 15% CPF for down payment. You will also need 5% cash for ABSD payment. Other expenses are legal and standard stamp fee, valuation report, HDB admin fee and property tax refund.

Good evening buyers.

just to check have both of you fulfill SPR status for at least 3 years?

If so, you are eligible to purchase under public scheme.

In addition, if you are able to obtain max 80% bank loan, your initial outlay will be as such:

1) 5% cash downpayment
2) 15% cash or CPF downpayment
3) estimated 3% buyer's stamp duty
4) 5% additional buyer's stamp duty as SPR
6) $2k legal fees
7) resale submission fee $80
8) $200 valuation fee
9) agent commission (1% of purchase price plus 7%) etc.

So for $380k purchase, you will need at least $100k.
