Good morning buyer, according to CEA rules and regulations, a real estate salesperson cannot dual represent both buyers and sellers in a single transactions. It's either you can approach a sellers' agent as a direct buyer if not get a professional to assist you with the transaction.

Dual representation is an offense according to the CEA act.
In the purchase of of HDB, you would need to pay agent commission to your agent should you engage one. In the case of private property purchase, you will not have to pay your agent - who will represent you from negotiation to paperwork and beyond.
