Hi, i just sold my private property last week. actually planning to get a HDB EA unit. But i am hesitate now because of the 5 years ruling, I afraid i can't do any property investment if the market drop. Now thinking to rent a unit to stay first. Can any one advise me.

Hello Eric,

with regards to your question, in my opinion, I would suggest you to buy a property to stay instead of renting as bank interest rates are so low now.

Hdb EA units are quite expensive depending on the location. For greater flexibility and freedom, you can consider purchasing an older private apartment so that you are still legally permitted to invest in private property again if the opportunity arises.

But in the event that you intend to purchase a HDB EA and if you have not fulfilled the minimum occupation period, you can only invest in:

* pure commercial properties
* pure industry properties
* vacant land not zoned for residential development.
