Hi, I just sold my 4-rm HDB. Having $500K cash and $60K CPF (wife and me combined), we can loan up to $1.6M (Me: $990K and Wife: $650K) from bank based on our annual income. I am keen to invest in 2 condos (1 for own stay and 1 for rent), one under my name and one under my wife to avoid ABSD. I’m keen to hear from gurus who can send me a proposal as in to how I can grow my warchest in both rental yield and capital appreciation. My budget for 2 condos should be between $1.2M to $1.5M so as to not over stretch. Looking forward to hearing from all gurus!

Hi,

Congratulations on your milestone. To clarify a little, for the condo for stay, I believe you guys have some location or lifestyle requirements (near a particular school for child etc) ? Also, the $60k CPF do you mean both your CPF OA amounts combined? Be happy to understand your requirements further and share more on how you can restructure to achieve your desired outcomes.

    Thanks Ivan for your speedy response. Yes both CPF OA combined, approximately $30K each. I'm 40 and my wife is 35yo. For own stay, I'm keen in development like Park Place Residences but I did not commit in March during launch as I feel the asking PSF is way too high. No preference for FH or LH. Good morning,

Based on the loan amount that you and your spouse are eligible for, you might be able to look at a 2 to 3 bedder while your spouse target 1 or 2 bedder unit. Depending on location of both units, we can then decide which unit you can opt to rent out while staying in the other.
Alternatively, you can buy one desirable unit and modify it.
