Hi,

It will depend on who are the core applicants in this family nucleus. If you are buying as the sole core applicant, with them as essential occupiers to form the nucleus, my understanding is it will fall under single singaporean citizen scheme and that you will qualify for the 1st-timer singles grant instead if the monthly income does not exceed $7k. If you include either of them as co-applicant, then it will be considered under public scheme and will be under the family grant, if your monthly income does not exceed $14k. Do note other eligibility conditions apply such as they must not own private property, singaporeans and your total household income does not exceed $14k monthly.

Hi David,

Have you tried applying for the HFE based on the family nucleus and ownership to check on your eligibility? Owners are not allowed to put up their properties for rent or sale on PropertyGuru. In fact they are encouraged to engage the services of agents to market their place if required especially for rental, due to the spike in scam cases for rent in recent times. Many tenants I have came across have indicated that they are now very careful and will prefer to deal with agents listings instead since it is more legitimate source of listing given that we are licensed to do real estate works. This works well for many landlords too, since we will also be required to do our due diligence on prospective tenants. If your concern is to save on agent fees, the good news then is that agent fees is only applicable when there is a successful transaction, therefore this amount of money can be built into the monthly rental price you get from the tenants. In this case, the tenants will be the ones paying the agent fees indirectly, so homeowners like yourself will enjoy the professional level services while not worrying about having to pay for the marketing fees even if there is no confirmed tenants.

Hi David,

If the flat is being owned by all 3 of you, it can be under Public Scheme. The amount of grant is depending on other criteria, i.e monthly household income. You may be eligible for EHG if your combined income is below $9k per month. You may also be entitled to PHG of up to $30k too.

To understand how much grant you can get, it is advisable to apply for a HFE. You will have a clearer understanding from there.0
