Hi, i have just purchased a private property - queenspeak lastyear. It is still building under construction. I would like to check if i am able to dispose it off? As my husband has just been granted PR this year, so we would like to purchase resale flat if possible. Thanks

Hi,

If its bought last year after 11 March 2017, there will be a Seller's Stamp Duty of 12% (on the sale price) since you have only owned the property for less than a 1 year. For 2nd/3rd year onwards, its 8%/4% respectively. You might want to consider selling on the 4th year onwards.

Dear Mdm,

You are able to sell your condo unit but it may not be the best option as you will be liable for the Seller Stamp Duty if you sell within 3 years of purchase. May I know whether you are a Citizen or a SPR. If you are a SPR, both you and your husband will both need to be SPR for at least 3 years before you are eligible to purchase a HDB.

Hi Mdm,

It would not be wise for you to sell off your condo, as you will incur Seller Stamp Duty. Depending on when you bought (and sell) the condo, the SSD will range from 4% to 12%.

My advice is for you to hold onto your condo and wait out for upside capital appreciation. When it happens, it's still not too late to sell off and use the profits to finance the HDB resale flat of your choice.
