Hi Nihar, I have 2 units at High Park Residences too. And I assisted the 2 owners to advertise as rental as well as sale and see which one comes in first and will go with the better offer in terms of rental as well as the selling price. Pls feel free to let me know if you need any assistance.

Judging from your question , i assume you dont need the funds you have committed at high park In the near future use .

If you can afford , hold this property for long term , long term meaning wait till the next property peak prices , the timing is strictly speculative and it can easily be 10 years or more wait .

If you cannot wait till next property peak prices , i suggest you take profits and cash out now , rental yield is very low and very problematic, there are no incentives if you cannot wait out till next property peak prices .

I do have some charts that can be generated for your reference to consider if you should sell or rent. As everyone has different objectives and avenues to divert their investments, this question cannot be easily answered, since investments in this instance is likely going to end for you with the sale but if you are able to find a better avenue to divert your funds, it could be a great option to sell instead of rent.

Given the lower quantum rental returns per month if your unit is a 1 or 2 bedrooms, the amount of hassle involved in renting out could be straining in terms of efforts required in comparison to the returns.

Hi Mr Nihar,

Basically it really depends on what you wish to achieve for yourself for the next couple of years. This will really affect whether you should sell or rent it out. I have mentioned to many clients that, as the real estate atmosphere in Singapore gets more and more complicated with all the new rulings and policies, selling and buying no longer is that straightforward anymore. Lots of factors need to be considered before making a move and we need to plan into the future.
