To be honest, we are now in a up-turning market. Hence, $120k is a norm in the market right now for private properties in the $2m range.

But an asking price of $400k for a property potentially worth only $280k. I think you can skip it.

My advice to my clients has always been :

Buy the location that you like
Pay for the View that you like

Not the renovation.
you can change the interior, not the view .

View to Offer is very tricky.

It can mean the seller is unsure, but setting a high price and see where the offers come in.

It can also mean the seller is TESTING the heat / demand.

Do your own research and give a Fair Offer. If seller does not improve his price to meet yours somewhere, Don't waste your time.

There are plenty available.
