I have about 300K cash and 200K CPF. Looking to buy a 1 bedroom or studio at city fringe around Balestier to collect rents. Budget up to 800K. The rental should be around 1600-1800 monthly to cover the mortgage. I do not wish to top up from my salary to pay the mortgage or just top up very little monthly. Many projects nowadays are of low yield and need to top up close to 1k monthly to cover the mortgage. No geylang projects preferred. Please recommend me high rental yield projects in Balestier near to amenities.

I am trying to do the maths, basing on your provision of information, your home loan is likely going to be in the range of $300k, and basing on 30 years loan tenure, your monthly instalment should be in the range of about $1100 basing on interest of 1.2%. Given that typical 1 bedroom rental in Balestier should fetch on average $1700, you are likely to generate positive cash flow from this purchase. May I know what is a good yield in your definition in order to match more efficiently? Basing on $1800 rental each month on your budget of $800k, we are talking about 2.7% gross rental return, which is quite common based on existing trend.

1) To be honest, from your budget it seems like you are planning an old condo to start with.

2) The condo in District 12; Balestier, Serangoon, Toa Payoh. The average rental is Jan 2021: $3.82psf, Feb 2021: $3.80psf & Mar 2021: $3.77psf. Thus an average of $3.797psf, convert to dollar and cent for a 500sqf unit is $1,898.50/mth.
Of course, this shall depend on the condition and type of furnishing of the unit to determine the actual rent.

3) Let say you can get $1.9k/mth for an $800k unit. Your rental yield is 2.85%. Meaning you will get back your capital in 35 yrs.

Please let me know if this investment method in line with your planning, I will suggest a few condos for your selection in district 12.
