Hi Jason,

On contrary to your mentioning about slowing down of market, I am experiencing good response for most of my listed units.

What is the selling price you are looking at rather than checking for the indicative value? Past transacted price can be taken into consideration, however, unless your existing unit and the sold unit are similar in its condition, facing and other physical attributes, it may not be an accurate guide after all since no 2 units are the same.

I believe that your unit will be in good demand as long as it is reasonably priced.

Hi Jason,

The last transacted for a 570sqft is $730k ($1280psf) in Nov 2011. Last done in the project a 365sqft unit at ($1534psf) in Dec 2011. The pricing for your unit would depend to a certain extent on the facing and floor level.

I'm assuming that you have posted this question because you already have some intention to sell your unit.

Well, the question to ask yourself is this (since I believe you would have already made some money by selling the unit at the current valuation price), what is your main investment objective?

Is it to wait for prices to drop so that I can pick the unit up at a cheaper price? Or is it a hedge against inflation? Or is there another location in Singapore which offers more potential than Kovan?

Only after you are able to answer this question yourself would I be able to assist you.
