Hi,

I have a new Executive Condo unit which has been vacant for the past year as I am based overseas.

I understand I could request to lease the whole unit even though I have not met the MOP. How do I go about doing this?

How much tax on rental should I expect to pay?

Also, what is the norm for an agent's commission?

Hi

You may write to HDB for approval. As for property tax, you will pay on a progressive tax rate.

The standard commission leasing is a one-month rent rate for 2 years lease.

(1) subject to HDB approval to rent out whole unit

(2) Rental will be based on non-occupier as 10% of annual value

(3) Commission : 1 month rent for 2 years lease; 1/2 month rent for 1 year lease

Hi, you just need to write in to HDB and to seek approval since your EC has not reach MOP. But it’s a case to case basis.

Hi;

Yes, you can apply to rent out your EC before the MOP, but do take note that this will affect your MOP computation as the period of rental are not part of your MOP period.. for rental property, the property tax is calculated at 10% based on your annual value instead of the 4% owner-occupied tax rates.. I do rental for units before MOP period and also managing the miscellaneous on your behalf while you are overseas .. Do get in touch with me for more info.. Thanks
