Dear sir/madam,

City Square Residences is 1 of sought after project be it rental or sale due to its fantastic location and freehold tenure, where most projects in the vicinity are leasehold.

Nevertheless, comparing a 1 bedroom apartment and 2 bedrooms apartment from an investment perspective, a 2 bedrooms unit is essentially a more viable option, however, pricing will definitely be higher if you are looking at freehold in tenure.

If you are looking out purely for an investment purchase, would you consider other locations then which can potentially give you similar returns if not better?

If you have $900K++ budget, you can consider a brand new, vacant TOP unit at Parc Centros. It is walking distance to Punggol MRT and the big shopping mall Waterway Point. You may renovate to your own taste. This unit is high floor and facing the pool. Location is very good and should not have a problem getting tenants. As long as your investment unit is within walking distance to MRT and shopping mall, getting tenant is not an issue.
