Hi, I happen to be looking at a flat in Woodlands, the view is totally unblocked with all bedrooms facing alot of greenery with no blockage at all, plenty of privacy, however, all the bedrooms are also facing directly West. The Owner's asking price is $50k above the transacted flats in that area. The Reason they are quoting for the high price is because it is a corner unit, walking distance to all amenities and extremely convenient with alot of privacy and located on the 2nd highest floor. The condition of the flat is very old and needs alot of renovation. Is it worth it to pay around the owner's asking price or would the afternoon sun greatly affect the selling price? Moreover will there be a high chance i will be paying way above valuation since past transactions were much lower.

From how you described, the flat has very attractive quality. Probably thats why you are so interested. West sun facing is no problem at all. Many flats now have some or direct West facing too. You can install 80% reflective films on windows and 100% blockout curtains.

Seller might be trying to get as high as he can sell maybe because his flat is the only available one with all the qualities.

Do check with your agent and HDB info what is the possible COV you might be paying.

Evening,

I had clients who bought unit with west sun. They have installed films on the windows and good curtains and quality paint to minimize the impact. However, they have missed out what they were looking for: good privacy with wide open windows and enjoying the greeneries around them. With your description, will you be the same shoes as my clients should you opt to purchase that unit?
