Hi, I currently co-own a private property with my brother, which we bought last year due to strains in our relationship with my father. My fiancé and I now wish to apply for an EC. Is it possible to appeal to the EC developer for an exemption of the private property rule and what are the chances of success based on your past experience?

Hi,

Unfortunately for cases of private property owners applying for new EC, chances are slim as the rule is quite straightforward where a 30-month debarment period before you can apply new EC applies after your sale/name withdrawal of private property.

Alternatively, you may wish to consider private property instead, where there are also value-buys at the moment, and in terms of location you have more options. One thing to add is that SSD will apply since its into your 1st/2nd year of holding period of the current private property you have.

Hi there,

As you are currently a private property owner, your chances of applying a new EC is close to zero. Perhaps you can consider getting new launches which pricing are close to EC prices?

Do take note that you purchase a second property, you will be subject to additional buyer's stamp duty of 7%. Probably you can consider purchasing solely under your fiancee to avoid paying such a hefty ABSD.

Evening,

Private property owners must wait for 30 months before you are eligible to apply for new HDB unit upon its sales. Even if you are looking at resale HDB unit, you will be liable to pay the SSD upon sales of your share on the private property.
