Hi,

I assume you took the first timer grant as well for the 2009 purchased flat? I believe you still qualify for the new EC, just that a resale levy will be applicable as this new EC will be your second subsidized property.

May I have more info and requirements about your plans so to make better recommendations? Thanks and look forward to value-add to your housing plans.

My EC was not ready for sale due to MOP (another 3 months from Jan) at that time and Ivan was able to give me advices on how to proceed from there. Hi,

Do you mean a EC direct from the Developer? Or a resale EC?

If you wish to purchase an EC from the Developer, you would need to be eligible and not taken 2 times "subsidized housing". If you had taken the CPF Housing Grant, you will be required to pay a resale levy should you purchase your second subsidized housing. The resale levy amount would be dependent on the type of the subsidized flat that you previously owned.

I believed your concern should not be so much on whether you are eligible to purchase a EC but on whether you are eligible to pay a resale levy. Sellers need to pay a resale levy on the next subsidied HDB/EC purchased if they ever took a CPF grant of purchase a flat directly from HDB before. In your situation, when you mention that you take near parents grant, I am glad to inform you that near parents grant are not considered a CPF grant and you are not counted as first timer by taking that grant. However you also need to verify with HDB if you have ever taken any other grants besides near parents grants as a lot of sellers might have forgotten on the exact grant taken at this stage. Good evening,

you are referring to a new or resale EC?

if you are referring to resale EC, no problem at all. It's a matter whether do you want to hold on to your existing HDB and buy the resale EC cause you will be subject to cooling measures like additional buyer's stamp, loan to value cap and CPF usage restriction.

If you are referring to new EC, it depends whether have you use up your 2 subsidised flat chances.

Let's recap:

First resale HDB in 2009: you mentioned you took proximity grant. Did you take the CPF housing grant?

Second house in 2016: I assumed it's a resale HDB as well. If you never take CPF housing grant for first resale HDB, did you take for this house?

If your answers are NO for both, you are eligible for new EC as first timer and you will need to fulfill the eligibility conditions.

Do take note if you have taken CPF housing grant before, you will be subject to resale levy if you are eligible to purchase new EC.

Perhaps you can share more with me so I can better advise you further.

Hi;

Depends on whether
1) your first hdb got take any other grants other than Proximity Grant
2)your second house is a condo or HDB?
As general guideline, so long as you have not purchase 2 subsidised housing before ( resale with first timers grant /BTOs / new ECs )then you are eligible to apply for a new EC. But if your answer to (2) is YES, then you have to sell your unit and wait-out 30mths before you can apply for new EC
