Hi, i bought a HDB flat under single scheme when i was 35yr old. I got married the following year but i did not add my wife's name into my hdb.
We plan to get a private condo using my wife's name only. Will she incurred any absd? Im also looking for agent to rent out my hdb unit, would like to know the commission payable to agent. Thanks

Good afternoon,

She will not incur ABSD for the condo purchase since she is not added as owner for the HDB. For HDB, if the 5 year MOP is not met, you cannot rent out the whole unit.

For HDB rental of 1 year lease, agent commission will be at half month of rental and for a 2 years lease, agent commission will be at 1 month of rental.

Hi Sir,

If your wife do not currently own any residential property in Singapore, and that she's a Singapore Citizen, she will not be liable for any ABSD, as this is considered as her first property.

If she is a SPR or foreigner, or if she owns another residential property, the various ABSD will apply.

As for your HDB, you will need to fulfill the 5-year MOP before you can either sell or rent out the entire flat.

Commission is negotiable, and I believe we can work out a figure that is good for all parties.

ABSD is applicable to SPR or SC who owns more than 1 residential property at various rates. As long as you have fulfilled the Minimum Occupation Period for the current HDB, you will be eligible to rent out the HDB, where commission applicable is half month's rent for every 1 year lease or part thereof (7% GST is applicable).

HI,
As the existing HDB is only under your name, your wife will be considered as buying her 1st properties when she purchase a condo.
Depending on her citizenship, if she is a Singapore Citizen, then there won't be any ABSD for her but do take note of the BSD which will be applicable.

Another question will follow, is your wife working at the moment? If she purchasing the condo under her own name and require a mortgage, then the bank will only look at her own name and income.
With the current situation happening now, the interest rate have fallen to a near zero percent rate which mean the loan interest rate will be low now.
If your HDB flat already met the MOP of 5 years, then you will be able to rent out the whole flat.
