Hi Roland,

Assuming u sold ur Punggol at $450k. Net cash proceeds = $450k - $118k - $129k -9k(comm) = $194.

For condo, u need to have minimum 5% cash and 15% cpf assuming 80%loan is granted from the bank.

More imptly, is to consider the monthly instalments affordability for the condo based on your salary and also ur age.
