Hi, I am seeking for an investment in SG (condo), currently holding over 600k cash and would like to apply another 400k house loan from bank in SG for 20 to 30 years, is it possible?
For foreigns, what is the tax rate currently, 18% totally?

Hi,

Its possible, how can I get my bankers to get in touch with you? For foreigners, their total stamp duties is 18% and downpayment is 20%, hence total 38% of purchase price. Thanks and hope to value-add to your plans further.

Good morning Mr Zhang,

If you have income derived from overseas, local banks will be able to grant you loan. But first and foremost, do let my banker advise you on your approval in principle first so you can gauge how much you can loan.

And yes you are absolutely right that as a foreigner, you will have to pay up to 18% stamp duties. In addition to at least 20% downpayment, you need to fork out at least 38% of the purchase price.

In fact with your finances on hand, you can afford a $1.5m if you obtain max 80% loan.

But if you are thinking of just $400k loan, you might be looking at properties up to $1m.

The amount of loan and actual loan period will be dependent on your income status, credit standing and age. If all is in order, you have sufficient funds for purchase of property prices at $1 mil. ABSD payable for foreigners are at 15% and stamp stamp duty are at 3%.

Hi Mr Zhang,

1. You will be able to secure up to 80% loan for your property purchase. The balance 20% will need to be in cash.

2. As for the stamp duty, there is a Additional Stamp Duty of 15% for foreigner on top of the normal stamp duty of about 3%.

3. For a 1mil property, you will need approximately about $374,600 in cash.

Hi Mr Zhang,

I believe you have already done your fair bit of homework to find out the tax rates for a foreign buyer here in Singapore.

In terms of loan, I believe my fellow professionals have already more or less covered the question, that in order to be eligible for a mortgage loan here in Singapore, you will be required to have recognisable income to finance the loan. A $600k budget itself is actually good enough for purchase of certain projects outright in cash, however, I believe that liquidity is also important and it is not very wise to dump all cash into a property.

Perhaps we may look more into how you can utilise the $600k cash for your investment to make the best returns.

Yes, the ABSD for foreigner is 18% on top of the standard 3% of stamp duty. For bank loan, it will depends on your documents prove and your age to define the loan tenure.
