Hi, I am planning to purchase resale HDB flat but also considering to sell after I have met MOP. So can I check if 3room is easier to sell? or 4room is easier to sell generally? Or there is not much difference?

And I am considering Sengkang or Yishun for my flat. Can I also check if which region got more demand (easier to sell)?

Hi

There was about 22% resale transaction for HDB 3 room and 43% of 4 room HDB out of a total 31017 resale transaction in 2021. HDB 4 room would seem to be more popular based on the statistics.

Hi,

1) According to statistics, the 4-rm flat is more popular than the 3-rm flat.
2) This was one of the reasons the HDB only built 4/5-rm flats and stop the building of 3-rm in late 2010.
3) Building of the 3-rm HDB flat was only resumed after a new National Development minister took over the office in 2012.
4) However, both 3-rm & 4-rm flats have their own clientele base. Not everyone can afford 4-rm although it is more appealing than a 3-rm flat.
5) 4-rm flat was more popular in the older flat because of the privacy that was lacking in the 3-rm flat.
6) But now the new 3-rm flats are built using the similar concept the private developers are doing. Thus privacy was never a concern for 3-rm flats anymore for the new design.
7) I would suggest you look at your current and future needs rather than the selling part. Leave the rest to the profession to worry.
