If you do end up buying a newly TOPed property, please keep close tabs on any defects that you find and serve notice to rectify on the developers promptly. While the defects liability period is 12 months, you technically need to serve notice to rectify by the 10 month mark at the latest once you factor in having to give 14 days notice followed by an additional 1 month notice if they fail to rectify within the first phase.
