Hi, I am looking to buy a resale EC, to be financed by selling my existing HDB. My wife and I have enough cash on hand to pay for the 5% downpayment but not enough CPF pay for 20% downpayment. That's where we need the proceeds from the sale our existing HDB. Can anyone advise us the rough timeline and sequence of doing this? As when to start marketing our HDB, when must we sell, when we must secure the bank loan etc.. Thank you!

Hi;

As you are doing selling and buying concurrently, the timeline is pretty tricky, any mistake will render you 'homeless' during the transition. Since you need the CPF funds from the sale of your unit, then you would have to sell first. As soon as your unit is ready, you can start marketing already. But before you kick-start your selling process, you may want to know more first on the process, timeline,payment etc.. Hi,

I would suggest to do both marketing of hdb and search of resale EC unit concurrently. The exercise date of your hdb buyer should be before the exercise date of your resale EC OTP so to avoid the upfront ABSD outlay.

Assuming above happens, for resale EC purchase, typically you will need 5% of purchase price, the bank loan approved and approx 3% for stamp duties within 3 weeks of putting 1st deposit for resale EC unit. Subsequent payments (95%) are typically at resale EC completion. Thus your HDB completion has to be 2 weeks before this resale EC completion.

I typically would request for extension from my HDB buyer so to allow a smooth transition and the client would only need to move once. Ideally this is the rough timeline. Happy to draw out and illustrate for easier visualization.

In a typical scenario like yours, I will always ensure that the financing portion in terms of home loan and cash proceeds are done up before jumping into action. Hi Sir,

Timeline planning is crucial if you're looking to sell your current flat and purchase another property. You need to ensure that the funds from your sale is ready for your purchase. Also, I believe you will also wish to avoid the hassle of having to shift house more than once while doing the upgrade.

In general, should you require the funds from your sale and do not consider a bridging loan, you will need to complete your sale first, before you complete for your purchase. Extension of stay would also be useful for you, especially if you need to do renovation works for your new place.

The marketing for sale for your current flat can go hand-in-hand together with your search for your purchase. As a resale EC is considered a private property, it does have some flexibility in terms of Option.

To be on the 'safe side', HDB completion should be done 3 weeks before your condo completion. You should be applying for an AIP for banks even before you market your HDB for sale. After AIP is issued which will be valid for 1 year, you can start to market and sell off your HDB. If you do not have an interim place of stay, you need to request an extension on this at a maximum of 3 months. Once your HDB is sold, you can start sourcing for a resale EC unit and apply for a letter of offer for bank loan once you have place an option for the particular unit. However do note that stamp duty need to be paid in cash about 4 weeks after you have place an option to purchase for the resale condo. You may opt to request for a refund from CPF board on the stamp duty portion if you wish to utilised your CPF to pay for the buyer stamp duty. I have experienced assisting clients in transition from HDB to condo and understand there is no 'one size fits all' for these types of transactions. It is important to plan the timeline carefully before embarking on the sale and purchase so that you will have a place to stay while you transit from your existing HDB into the resale EC and more importantly you can minimise your cashflow by using the sales proceeds of your current HDB to finance the purchase.

Apart from the 5% down payment, you WILL ALSO need to standby the stamp duty which is about 3% to be paid first. The balance 20% down payment can be timed using the HDB sales proceeds.

You do not have to secure bank loan first but it will be recommended to find out how much loan you are eligible for before embarking on the upgrade. I have assisted many of my clients who are in the same situation as yourself to upgrade seamlessly and smoothly from a HDB to a private property.
