May I know are you using CPF to fund part of this $1mil? If so, it follows this funding sequence, cash -> CPF -> loan. Hence you have to come up with the cash first.

Hi buyer,

I'd assume you have 15% from your cpf ($150k) for the downpayment.

In this case, I'd suggest you settle the upfront all in cash, including your BSD.

1st progressive payment usually starts about 6-9 months later (10%), and another payment 6-9 months later, where your mortgage kicks in.

I'm suggesting this because there's a chance that the interest generated by leaving your funds in the OA is higher than the mortgage interest rates, hence you'd be paying less interest this way.

Hi,
You have to pay the $350k before the loan disbursement ($450k). Since you mention that you are going for a new launch, the payment would be progressive depending on the construction progress of the project. As such, you will not pay $350k in one lump sum as it will be on progressive subject to schedule of payment.

By the way in fact the lump sum payment of $350k will depends on the progressive payment schedule.

If you purchase a new launch, it might take awhile to utilise this amount.

But if you are purchasing those under construction balance units, you have to pay it soon.
