Hi I am looking for a 3room resale flat in the north area for less than 300k but I do not have any cash on hand if seller were to ask upfront but I have abundance in my CPF account. Is is possible to buy such flat with minimal cash on hand involvement? Thank You

Evening,

If you are getting bank loan, you will need to prepare at least 5% cash for the purchase. If you are using HDB loan, it is still possible to get unit without paying cash out-front, less the admin fee, valuation fee and commission payable.

My cpf is more than half of 300k so i shud be able to get hdb loan instead of a bank loan. I do not have any other credit loan for now. So how much cash should i be prepared for a 3 room flat that costs less than 300K? Perhaps u can give me an estimation including agent fees and all. Thanks.
Hi Sir/Mdm,

3 rooms in the North of less than $300K is possible. But min cash is still a MUST to have, especially our agent commission. As for the COV possibilities, we can check on the surrounding to see what is the recent transaction and the valuation involve.
You mentioned that you have abundance in your CPF account, is that mean that you are looking to buy the house without taking any loan?

Good day. Yes you can currently get a hdb below 300K
However you will still require the cash for below:
1. $5K (option & exercised fees)
2. Hdb legal fees & misc fees
3. Agent commission (1%)
