It really depends which part of yishun you are looking at. Valuation can range from say $400k to $450k. For ground floor unit, COV tends to be lower. I would estimate $10k to $30k.

Since you are selling your existing unit and buying another unit, it is important to go through the financial calculation and timeline.

Your situation is pretty challenging, given that you are only looking at ground floor unit. With the low number of ground floor unit in Yishun estate and even limited units available for sale, you have to plan your sale and purchase carefully.

On top of this, since you have mentioned that you will be required to sell 1st before purchase, this will prove even more challenging.

There are a few things which I need to clarify before I give detailed advise:

1) What type of unit are you selling? This will determine your profit margin, how much CPF you are getting back and how to go about in the next step.
2) Are you getting another HBD loan or bank loan for the purchase? We need to know your eligibility to loan. This allow us to understand your financial standing, after deriving your profit margin, CPF return and possible selling price of your unit.
3) if you were to sell first, have you arranged for possible accommodation after the sales? Or are you talking about enhance contra facility? Or even staggered submission?
4) Given the fact that ground floor unit in Yishun are limited, are you open to other possible suggestions?
