Hi, I am interested to buy a private condo, roughly 1 million price near bishan (2 bedroom). My hdb flat 5 year MOP is due 2016 Mar and outstanding loan is 160k. My current financial is ard 120k cash and 100k CPF. I understand I will need to pay ABSD of 7% but there is HDB decouple which allow me to buy as a first property. My current HDB loan is with bank and my wife is SPR. Can you advise?

Hi Chris,

May I know what are your plans & objectives? The max bank loan is up to 80%, which means for a $1mil property, you need at least approximately 230K (cash+CPF) for downpayment and stamp duties. If the loan is less than that, more than 230K are needed. Thanks and hope to have more details before making better recommendations.

Your situation is not favourable to do transfer of HDB ownership to your spouse because of her SPR status.

Evening,

By means of decoupling, you have to be the owner as your spouse is SPR. She can be the essential occupier. Depending on how much CPF funds your spouse have contributed, you will be required to prepare the equivalent to refund it into her CPF OA account. When your spouse purchase the private property, she will be subjected to 5% ABSD. Based on her income, age and credit status, bank can loan her max of 80%.

Hi Chris,
Yes, after MOP you can decoupling your hdb. But you only take over the flat as your wife is not SG citizen. If you wife is free up and purchase a condo, the ABSD is 5%. Compare to 7%, the different is only 2%. The decoupling cost around 5K. You may want to layout all the options and consider the path to go for.

As your current loan is a bank loan, HDB will not allow you to decouple. You may need to cater 10% for Additional Buyer Stamp Duty if you wish to purchase the next property with your wife. It is also important to find out how much loan you are eligible for so that you can plan your finances better.
