I am interested in condominiums in woodlands for investment to rent to SAS students and families. But most of the condominiums in Woodlands Ave 2 are between 10 to 20 year. May I know if it is worth buying?

For every project in Singapore, there is a life cycle and the value will peak at some point in it's life cycle. Therefore it is not advisable to buy too old a unit as the project value may have already passed it's prime.

You have provided part of the answer to your question. Is it worth buying? If the price is low and there demand for rental, is it worth it?
Buying a condo which is 10 to 20 years old might not be a good tool for investment if you purely just wanna sell it later on as the price for the condo might be at its peak when you bought it.
However, If there demand for rental which can generate income for you, especially with mortgage interest rate low now, it might be a good time to get such a condo now.

However this might be an alrernative for those who are on a lower budget and hoping that the develpment might get en-bloc in the near future. I always feel that the question of whether a property is worth buying or not will have to depend on the final attributes and in this case, the entry price in relation to your exit strategy. In most cases, if you are able to acquire a significantly under value property, it can turn out good.

It may not be the most ideal choice to go for older condos that are 10 to 20 years as their prices will continue to stagnate in the absence of any new infrastructure plans to transform and catalyse the growth of the area.
