I have a 2 bedroom unit at Waterview which is 3 bus stop from Tampines mrt. TOP will be the last quarter of this year which is very soon.

And looking at your income status, it should not be a problem getting a 1 to 2 bedroom unit but may I suggest that you speak to a banker regarding loan issue.

    Hi Aaron,I am actually looking at 2 bedder. Will the waterview unit be at or close to value because I do not wish to top up the difference in cash? I have spoken to my banker and I should be able to afford a 800k property. Let me know if your unit fits into my budget.

Based on the limited info provided, I am assuming you are not more than 40 years of age and qualify for a loan tenure of 25 years and you're a Singaporean hence no ABSD payable.

Based on your income of $4500, the max loan you could get is approx $539,000.

Assume purchase price at $720,000
Downpayment (5% Cash): $37,500
Downpayment (15% CPF): $112,500
Stamp Duty: $17,100 (Cash/CPF)
Legal Fee: $3,000 (Cash/CPF)
Top-Up: (Cash/CPF)
Bank Loan: $539,000

Assuming you're prepared to wipe out $155,000 of CPF, you should have a cash balance of approx $24,000 after purchasing the property.

For a budget of $720,000, you could look at a 2-bedroom at Hougang Green or more choices if you're open to a Studio or 1-bedroom apartment too.

    Hi Jeron, for the Hougang Green unit (764 sqf), I assume that you are referring to the one with tenancy. The median price as in URA website states $802 psf, let's say the estimated valuation is at S$612,728. I would only be able to borrow S$490,182.40(80% loan). 15% CPF is S$108,000, 5% cash is S$36k, meaning I have to top up the difference of S$85,817.60/-. In total, I would have to pay cash of S$121,817.60/- instead of having a cash balance of S$24K right? Meaning to say, I should not consider Hougang Green at all right unless the valuation is S$720K.
